Position Summary
BCIT’s Auxiliary Services is looking is looking for high caliber, dynamic and flexible individuals who have the skills and ability to work within the Institute in a variety of temporary assignments as a Building Maintenance Person.

The Building Maintenance Person is the first to respond to many of the work orders and trouble calls made to Facilities and Campus Development by the BCIT community. The position carries out planned and emergency maintenance and repairs on equipment and machinery in the Institute. Works with other trades groups to maintain and repair equipment, machinery, buildings and grounds. Responsible for providing quality customer service to BCIT’s internal and external clients.

Auxiliaries provide support where employees are absent from the job due to sick leave, vacation, on training courses or to assist on projects or with heavy workloads at any of our campuses. Due to the varying demand for services, there may be breaks between assignments; we therefore cannot guarantee ongoing employment.

Duties & Responsibilities
DUTIES & RESPONSIBILITIES:

  • Responds to trouble calls, and takes corrective action which includes troubleshooting problems on a wide variety of systems. The problems are sometimes difficult to identify, solutions are not standard and obvious.
  • Conducts preventative maintenance on multiple systems which are interconnected, as per the Preventative Maintenance (PM) Plan. Duties include: printing off daily PM schedule, inspecting, identifying deficiencies and taking corrective action.
  • Makes or recommends repairs, modifications and/or replacement of system components, including determining solution, testing, and evaluating the corrective action required.
  • Communicates with a variety of BCIT clients and external contractors, describing problems and explaining the interrelation of complex systems.
  • Continually learns about advances in system and equipment design through communicating with local suppliers, on-the-job training, and adapting older systems to work with new components and parts.
  • Inspects, repairs, modifies, lubricates and installs mechanical equipment and controls which vary in each building and range from old systems to new.
  • Determines when a tradesperson needs to be called, and makes recommendations when external contractors are required.
  • Repairs, replaces and maintains belts, distilled water systems, filters, bearings, compressors, pumps, air units, HVAC equipment, valves, expansion tanks, heating coils and valves, including starting up and systematic shutting down of HVAC systems.
  • Performs adjustments and/or repairs to glass, windows, thermostats, expansion tanks, pressure reducing valves, expansion joints, cooling towers, air compressors and dryers.
  • Determines the part required to repair equipment and systems, identifies a supplier, and orders and picks up parts.
  • Performs a variety of duties relating to building and ground maintenance including: designing and fabricating custom components; inspecting and repairing leaks in roofs and other areas; patching and painting damaged walls and floors; repairing masonry including brick and cement blocks; repairing damage to roadways, sidewalks, stone pavers, etc.; cleaning and maintaining drainage facilities and maintaining ponds, creeks and dams in a clear and safe condition; performing general grounds clean-up; felling dangerous or obstructive trees; removing snow and attending to physical hazards, fencing and gate repairs.
  • Erects and maintains Institute signage including special even signage, traffic signs etc. using special lifts to put up banners and special signage, i.e. JLG aerial boom lift, scissor lift, man lift up to 65 feet.
  • Provides emergency locksmith services for furniture and cabinets, including picking and repairing locks.
  • Installs keyboard trays, washroom dispensers, assembles pre-fabricated furniture, shelves and dividers in classrooms.
  • Assists tradespersons by: lifting and carrying materials; positioning items for repair or reassembly; sawing; nailing; cleaning; drilling and coring concrete; and cleaning and repairing burners in furnace and boilers.
  • Initiates work orders, obtains materials and maintains records related to performing above tasks. Note: parts used are not standardized (multiple brands and style models are used).
  • Adheres to and promotes safety standards required by regulatory bodies. On the job training includes: asbestos identification, confinement and removal, roofing systems warranty, analysis and repair, confined spaces testing and training, WCB electrical lockout procedures, aerial boom lift and elevated scissor lift certification, WCB codes, regulations, Occupational First aid certification and WHIMS training.
  • Undertakes duties as assigned consistent with the job grade of this position.
Qualifications
QUALIFICATIONS:

  • Grade 12, plus training programs of up to two years’ in duration (in welding, machining or building maintenance).
  • Two years’ general work experience, plus one years’ practical current experience in a similar position.
  • Must be able to work independently.
  • Good mechanical ability required.
  • Proven ability to troubleshoot and resolve equipment and system issues.
  • Ability to read and understand blueprints, drawings and building plans.
  • Strong communication and interpersonal skills are required to maintain top quality customer service standards.
  • Willingness to maintain currency in the field and learn on-the-job is essential.
  • Basic computer training and experience is required.
